What Is a New Construction Inspection?

Unlike a standard home inspection, a new construction inspection is conducted at multiple points throughout the construction process—before everything is covered up by drywall or paint. These inspections help identify issues early, allowing builders to correct problems before they become costly or hidden.

We offer two primary types of new construction inspection services:

  • Phase Inspections (Foundation, Framing, Final Walkthrough)
  • Draw Inspections (For lender funding milestones)

The 3 Phases of New Construction Home Inspections

Phase inspections are performed during three critical stages of the home-building process:

1. Foundation Inspection

Conducted before concrete is poured, this inspection ensures proper placement of reinforcement materials like rebar or post-tension cabling, as well as adequate drainage and grading. Once the slab is poured, these components can no longer be seen—making this your only opportunity to inspect them.

2. Framing Inspection

Completed after framing but before drywall, this phase allows us to inspect electrical rough-ins, plumbing lines, window flashing, ductwork, and structural framing. We’ll catch anything hidden behind walls that could affect safety or performance later.

3. Final Inspection (Blue Tape Walkthrough)

Scheduled just before your final walk-through with the builder, this inspection evaluates all completed systems including HVAC, plumbing, and electrical. We’ll also assess the roof, attic, insulation, and visible finishes inside and out to ensure everything is installed correctly and up to code.

The Most Common Issues We Find in New Builds

Contrary to popular belief, new construction does not always mean flawless. Even brand-new homes can have issues. Some of the most common defects we uncover include:

  • Damaged or altered structural components, such as trusses or joists
  • Missing fasteners and hardware, including joist hangers and sheathing clips
  • Water intrusion risks due to improper flashing or poor grading
  • HVAC ductwork issues affecting airflow or energy efficiency
  • Misaligned doors and windows, which can signal framing problems

What Is a Draw Inspection?

A draw inspection is used primarily in commercial or large residential construction projects where the builder is paid in phases. These inspections are requested by the lender to verify that the work completed matches the draw request, helping ensure proper use of funds and project progress.

What We Review During a Draw Inspection:

  • Construction progress versus schedule
  • Work completed versus requested draw
  • Materials stored on-site
  • Budget compliance and accuracy
  • Quality of workmanship

Our draw inspections help protect lenders, builders, and property owners by ensuring transparency and minimizing project delays or funding disputes.

Who Needs a Draw Inspection?

  • Lenders requiring verification before releasing funds
  • Project owners who want financial oversight and accountability
  • Builders who need to ensure smooth payment processing

How Much Do Draw Inspections Cost?

While costs vary based on project size, frequency, and location, typical ranges are:

  • Residential draw inspections: $75–$150
  • Commercial draw inspections: $250–$350

We’re happy to provide a quote based on your project scope and schedule.
